NOVITà PER I BONUS EDILIZI DAL 2025


I bonus edilizi (Superbonus, Eco-bonus, Bonus Ristrutturazioni e Sisma-bonus) hanno subito significative modifiche dalla Legge di Bilancio 2025 che ha inserito anche limiti di reddito che condizionano l?"accesso alle agevolazioni. Le nuove disposizioni prevedono infatti tetti massimi di detrazione che variano in base al reddito complessivo. Ecco una sintesi delle principali novità 2025: Nuovi limiti di reddito per detrazioni massime Per redditi tra 75.000 e 100.000 euro: tetto massimo detrazione 14.000 euro.Per redditi oltre 100.000 euro: tetto massimo detrazione 8.000 euro. Bonus ristrutturazione Abitazioni principali: per il 2025 aliquota 50%, tetto spesa 96.000 euro – per 2026-2027 aliquota 36%, tetto spesa 96.000 euro.Abitazioni non principali: per il 2025 aliquota 36%, tetto spesa 96.000 euro – per 2026-2027 aliquota 30%, tetto spesa 96.000 euro.Dal 2028. Per tutti gli immobili, aliquota 30%, tetto spesa 48.000 euro. Superbonus Accessibile solo per condomini, edifici 2-4 unità con unico proprietario, Onlus.Aliquota al 65% per il 2025.Necessaria presentazione CILA entro il 15 ottobre 2024.Spalmacrediti confermato in 10 anni. Eco-bonus Abitazioni principali: per il 2025 aliquota 50% – per 2026-2027 aliquota 36%.Abitazioni non principali: per il 2025 aliquota 36%. – per 2026-2027 aliquota 30%. Bonus mobili Prorogato fino al 31 dicembre 2025 per chi ha effettuato interventi di recupero edilizio nell?"anno precedente, con detrazione al 50% su una spesa massima di 5.000 euro. Nuovo bonus elettrodomestici Agevolazione per grandi elettrodomestici classe B o superiore, per un solo elettrodomestico per nucleo familiare.Contributo pari al 30% del costo fino a 100 euro per elettrodomestico (fino a 200 euro per famiglie con ISEE inferiore a 25.000 euro). Sisma-bonus Prorogato fino al 31 dicembre 2027.Abitazioni principali: per il 2025 aliquota 50% – per 2026-2027 aliquota 36%.Abitazioni non principali: per il 2025 aliquota 36% – per 2026-2027 aliquota 30%. Bonus barriere architettoniche Prorogato fino al 31 dicembre 2025.Detrazione al 75% per interventi su scale, rampe, ascensori, servoscala e piattaforme elevatrici. Bonus caldaie Dal 1° gennaio 2025 agevolabili solo impianti ibridi e pompe di calore. Nessuna agevolazione per caldaie a gas o combustibili fossili.
